Buying house with cash...are there still closing costs? what kind of money will i need?

im paying cash for home it will be paid in full however i hear about closing costs will i still have this added expense? if so for what? and how much will it total? since i am buying home straight out free and clear i am using a buyers agent so i do not owe him anything right?? the seller pays that??

nope you pay the buyers agent... that is why they call it buyer.. you will have title insurance, paper prep fees, and of course closing fee, as well as filing fees, and stamp or title fees. Lots of small stuff.. The buyers agent fee should have been negotiated with the seller., but since it is a done deal look at thee paper you signed with the agent. They did give you a copy ??

Oh Yes you will have closing costs. Even though you are paying cash the people who are helping you buy it need to get paid. There is the Title Company fees, the escrow company fees, taxes, filing fees, notary fees, ect. You are using the buyers agent so I believe you will pay half of there fee. These fees will add up to in the thousands. I don%26#039;t know how much because it depends on the companies that you use and the state that you are in.|||There will still be title and escrow fees. You will be required to escrow the money. You will have to pay the title agency. Any Offer that I make, I specify that the seller is to pay all closing costs. That is the title and escrow fees and anything else.



Make sure you write that into the offer. That the seller is to pay all closing costs.



Make sure that the escrow officer at the title company knows that and has a copy of the contract that says that.



Otherwise the escrow officer is likely to bill you , the buyer for the closing costs especially her title and escrow fees.



I would go over to the title office first thing and ask to meet the escrow officer or if escrow is not already open, that you open the escrow yourself with a title company that you trust.



Give the escrow officer a copy of the contract with the wording that the seller is to pay all closing costs highlighted in bright yellow so the escrow officer will not miss it.



If you are working with a real estate agent or realtor as they call themselves it is very important that you take charge. These real estate agents are nothing but clueless sales people. That is the reason that we are having this meltdown in real estate prices right now.



the real estate agents and realtors give their clients very bad advice and their clients paid way too much for their homes.



Now their homes are in foreclosure and all you see of the real estate agents and realtors is their swinging arms as they walk away rapidly.



I recommend that you hire a real estate appraiser to assist you with the value of the house. Do not rely on the real estate agent.



Also, I recommend that you go to nolo press for information about real estate contracts.



What ever you do only use the agents for access to the properties for sale.



Other than that the agents are worthless at best and misleading at worst and could cause you to make a very expensive mistake if you rely on an agent.
